What does vacation rental management include?
Luxury Lodging’s services include pricing, listing marketing, guest communication, and cleaning and maintenance coordination. The services included for your property depend on the management arrangement you choose. Explore our services.
How does Luxury Lodging approach rental pricing?
We review market trends, demand, and comparable properties to guide pricing decisions. Your property’s location, size, amenities, condition, and availability all affect its revenue potential. An estimate is a planning tool; actual results depend on how the property performs.
Will someone handle guest messages?
Luxury Lodging offers 24/7 guest support and handles communication around the stay. Your management arrangement defines the guest communication responsibilities included for your property. Discuss that scope during your review so you know which questions and issues our team will handle. Explore vacation-rental guest support or hotel management services.
Who coordinates cleaning and maintenance?
Luxury Lodging coordinates cleaning and maintenance as part of its property management services. Before starting, review the responsibilities, approval process, and costs that apply to your property.
Can I speak with you if my property is already listed?
Yes. Share your current listing and explain what you’d like to improve. That gives the team a starting point for discussing your property and management needs. Request a vacation-home review or request a hotel assessment.
What does Luxury Lodging charge to manage a vacation home?
Vacation-home management fees range from 10% to 20%, depending on the home and the management package. Your written proposal states the exact percentage and how it is calculated, and you review the scope and agreement before deciding. Contact the team or call 813-303-1614.
Does Luxury Lodging offer a revenue guarantee?
Yes, for qualified owners. If your home’s gross bookings in your first 12 months with us, not counting the first month while the listing gets active and gathers reviews, do not come in at least 25% above your previous 12 months of gross bookings, we refund management fees to make up the difference, up to the full fee. To qualify, you provide 12 months of financials from your booking platform. The guarantee depends on our review of that documentation and the terms in your management agreement.
Is Luxury Lodging insured?
Yes. Luxury Lodging carries a $1 million liability insurance policy.
Do I need a license to rent my Florida home short term?
Usually, yes. Florida’s Division of Hotels and Restaurants requires a vacation rental license when you rent the entire home more than three times in a calendar year for stays shorter than 30 days or one calendar month, whichever is less, or when you advertise it as a place regularly rented to guests. Short stays also carry 6% state sales tax plus any local surtax, and Hillsborough, Pinellas and Manatee counties each add a 6% tourist development tax. Our short-term rental income guide and each city page, such as St. Petersburg, link to the agencies. Rules change, so confirm with the state, your county and your city before you list.
How do I get started?
Request a rental estimate or contact the team with your property’s location, bedroom count, current listing if available, and your main goal. These details help make the first conversation more useful.
Do you manage small independent hotels?
Yes. Luxury Lodging provides management for independent hotels and boutique lodging properties, generally around 5–20 units. Services include pricing, marketing and booking channels, guest calls and messages, booking-platform issue handling, and cleaning and maintenance coordination. We review each property and agree on the service scope. Explore hotel management.
How are hotel management fees calculated?
Hotel management fees are generally 10–20%, depending on the property and service scope. The percentage is calculated on rental revenue after taxes and booking-platform fees, including cleaning fees and other guest-paid fees. Property expenses and separately agreed improvement projects are additional. Vacation-home fees also range from 10% to 20%, as answered above.
How can I get a hotel revenue assessment?
For an eligible independent hotel, we provide a free estimated revenue range and action plan within two days after receiving the information needed. Start with the property address or a nearby address, bedroom count and key amenities; an existing listing is helpful. The estimate is a planning tool, not a guaranteed result. See what to send and request a hotel assessment.
